Homeowner’s Maintenance Guide
We want to help you understand the importance of regular maintenance on your heating and air conditioning system. With our maintenance program, your system will keep you comfortable while running more efficiently and using less energy. This will save you money on your electric bill. A system that runs efficiently puts less stress on its components. This means it will last longer, again saving you money. And don’t forget that it is much more convenient and less costly for you to schedule maintenance than to take off work to schedule emergency service.

Why do it?
Compare your heating and air conditioning system to your car. You wouldn’t dream of driving your car for a year or two without changing the oil or rotating the tires. But unlike your car, your heating and air conditioning system runs 24 hours per day. Simply put, your system keeps you warm or cool every day and night. It needs routine maintenance to operate efficiently, reliably, and safely throughout its lifetime. Long before it breaks down, it quietly loses efficiency and requires more and more energy to keep you comfortable.
Why regular maintenance is so important
- Air Filters & Indoor Coil
When we think of changing our air filters, we usually think about clean air. But there is another reason to keep your filters clean. They are there to protect the the indoor coil of your system. They must remain clean to maintain proper air flow. This is where the condensation from cooling takes place, and any dirt that gets in there will flow along with the condensation into the drain pan and cause clogs. This can lead to overflows, and of course water damage. Since refrigerant flows through this coil it is very important to have the proper amount of air passing across it. The dirtier the coil or filter gets, the less air flow you have. This prevents the proper heat transfer in the refrigerant system. The worse this gets, the less efficient your system becomes, and the more electricity it consumes. This also puts more strain on the fan motor and compressor, causing premature failures.

- Condenser Coils
The condenser coil is on the outdoor part of your system and is where heat transfer takes place. Proper heat transfer keeps the refrigerant pressure down and protects the compressor, making the whole unit operate more efficiently. This coil has no filtering system and is exposed to the elements, so regular cleaning is very important.
- Lubrication
It is important to lubricate any moving mechanical part to ensure proper operation and long life. Our trained technicians know exactly which parts of your system require lubrication as part of your regular maintenance.
- Electrical Connections
There are many electrical components in your system. Over time the connections can become loose and cause heat build up which will eventually cause your unit to fail. And this usually happens in the hottest part of summer or the coldest part of winter! We check and tighten all your electrical connections.
- Refrigerant
Every air conditioning and heat pump system contains refrigerant (freon). It is important to have the proper amount of refrigerant in your system – too much or too little can cause damage to your compressor. Refrigerant never gets used up – if you are low on refrigerant you have a leak in your system. Having our qualified technicians check the refrigerant level in your system will save you money and keep your system running when you need it the most!
- Duct System
You simply must have a duct system that is sized for your unit and designed for your home. We find that many heating and air conditioning problems can be traced to a poor duct system. No matter what kind of equipment you have, without a proper duct system you won’t have efficient heating and cooling or even temperatures. If your duct system has shifted or come apart you are spending money heating and cooling your attic or crawlspace!

Any mechanical system will eventually wear out. No maintenance plan can completely prevent breakdowns and eventually an old unit will need to be replaced. But with our maintenance plan, you can maximize the life of your system, and allow it to run as efficiently (and therefore inexpensively) as possible.
And don’t forget that a Service Partner Plan with Conditioned Air Solutions is 100% risk free! You can cancel at any time (before or after your maintenance service) by simply letting us know. If you aren’t happy with the maintenance work that we do for any reason whatsoever, simply let us know and we’ll tear up your bill. You will owe us nothing.
